Pick of the listings: Berkeley brown shingle

Today’s pick is a quintessential Berkeley home — a brown-shingle craftsman priced under $1m walkable to both Telegraph and College, although closer to the former. Also very convenient to Alta Bates hospital.

The four-bedroom, two-bathroom house at 2927 Florence Street has been restored  and there’s a new kitchen and one new bathroom, as well as hardwood floors. The rear garden looks like it’s on the small side, but the home has two fireplaces — one in the master bedroom and the other in the dining room — and there’s a third-floor den/study with balcony. Price: $995,000 ($425/sq ft).

    Here come the foreclosures. Bought on the courthouse steps for $699k on February 3, a group of investors is looking to make a quick $250k (give or take). The sewer lateral was recently replaced, but otherwise no substantial work was done for this flip (as evidenced by the online permit history, at least). Obviously there was lot of cosmetic spiffing up to get this property ready for sale (and perhaps the new kitchen and bath?). Not bad work if you can get it…

    Alameda County Recorder’s website. WaMu is like the angel of death; I see them a lot on $1+million foreclosures in Ess Eff.

    According to Redfin, this sold for $999k. There’s money to be made if you can bring cash to the courthouse steps.

    If you feel like it, please also work your magic on 2909 Dohr. From what I saw it was bought at auction. The buyer slapped a coat of exterior paint on, installed a missing dishwasher and range, cut down the weeds and f-‘ed up the landscapcing. Sale now pending. Way, way overpriced, I suspect on this quick flip. (Well, “overpriced” is ultimately in the eyes of them what write the checks in question so in some sense it’s priced just right, right?)
