Goodwill out, Pet Food Express in on Berkeley’s Solano Ave

After talk of a Goodwill moving in on Solano Avenue, it now emerges a pet store will come in instead

Goodwill Industries is no longer planning to open a store at the top of Solano Avenue, but Pet Food Express is now hoping to snag the 5,000 square foot space.

Goodwill could not come to an agreement with the landlord, but will still look for another location in that part of Alameda County, according to Kimberly Scrafano, the vice-president of development for Goodwill Industries of the East Bay.

“There were some logistical reasons not to open at that site but we are still looking to open in that area,” said Scrafano.  “We don’t have much of a presence there so we think it would be a good location.”

The expressions of concern from some Solano Avenue merchants that a Goodwill store would detract from the street’s high-end image had nothing to do with the decision to look elsewhere, said Scrafano.

“It appears a lot of folks have a misperception about who our donors and shoppers are,” she said. “Most of the folks who shop in our store are middle-class women.”

Pet Food Express, a locally owned chain that opened a store in Berkeley in 1990, is negotiating with the landlord for the spaces once occupied by Front Row Video and The World of Dance Studio, according to Michael Levy, who co-founded the company in San Francisco in 1980. Pet Food Express would have to do extensive remodeling of the space and is still working out details to make sure moving there is a viable proposition, he said.

“I think there is a need for our type of business over there,” said Levy.

Many people from north Berkeley now come to the Pet Food Express on San Pablo Avenue and University, he said.

While retail business owners on Solano Avenue would probably prefer a Pet Food Express over a Goodwill store, most people would probably prefer not to have a chain store in that location, according to Allen Cain, director of the Solano Avenue Association.

“In an ideal world it would have been nice to keep the businesses on Solano independently owned,” said Cain. “There is a built-in aversion to corporately owned businesses, but Pet Food Express would be a good anchor.”

Levy said that while his company has 40 locations around the Bay Area, it is still community-minded. Pet Food Express has a long tradition of philanthropy, and donated $1 million in 2010 to local shelters and pet rescues. For example, it donated $40,000 to the Berkeley East Bay Humane Society after a fire devastated its shelter in May 2010, according to the company’s website.

One business that might stand to see competition from Pet Food Express is Pugnacious Pet Provisions at 1820 Solano Avenue, across the street from the proposed store. It sells high-end pet products.

Levy said that, in some cases, his stores have actually attracted pet boutiques since the operations sell different products. Boutiques sell one-of-a-kind, high-end items, and Pet Food Express focuses on good quality practical things like food, collars, leashes, etc., he said. When Pet Food Express opened on Market Street in San Francisco, there were four pet boutiques nearby. Now there are seven, said Levy.

Solano Avenue has been struggling in the recent economic recession with numerous stores closing their doors. The east end of the street has 10 vacancies but recently got two new retail outfits, The Bay Area Spiritual Shop and Jacqueline’s Boutique at 1749 and 1751 Solano Avenue, said Cain.

    Well, that’s one less reason for me to visit the area.
    I would have actually gone out of my way to check out a Goodwill in that part of town, but I have pet food stores I like better in my neighborhood already.

    Pets are cool. I like their food and they have pet washes. Get a cappuccino, a pastry, wash your dog. Sounds good to me.

    How about another restaurant to feed people? The pets can eat the leftovers. -Or, are more restaurants illegal because the quota has been exceeded? Maybe a gym for people to burn off some of those excess calories.

    Pet Food Express would be a terrific addition to the neighborhood.  They’re a quality local company, and the store’s location would fill a significant need for pet owners in this area.  Lots of folks could do more of their shopping without driving across town.  Solano Avenue should have a mix of boutiques, restaurants and stores for nearby residents.

    I am a fan of Petfood Express, I appreciate their support of animal rescue organizations and shop at the University & San Pablo store often.

    I noticed the comment about not wanting chain stores on Solano but Peets Coffee, Starbucks, La Farine and even Andronico’s are multiple store are chains. The important thing about who locates on Solano is what do they add to the area and do they have a commitment to quality and the community. It sure looks like Pet Food Express does. I think this is a good addition.

    Most people buying pet food will want to park close by if they will be carrying heavy bags. It is already impossible to park in my (Mechanic’s) bank lot because of people going to Peet’s etc. People with a PO Box next door to the new business already have trouble parking just to get their mail. I am more in favor of a business which would draw more walk-up customers.

    Solano Avenue already has a great pet food and pet supply store (Pugnacious Pet Provisions at 1820 Solano), just across the street from the proposed Pet Food Express.  Let’s support a local, “mom and pop” business already in place before we think about adding another store of exactly the same type, just across the street!  If you want your big, chain store for pet supplies, it’s already just a short ride to the El Cerrito Plaza.

    you cannot compare a local chain of 38 stores to 1000+ petcos and there is a huge difference in the number of foods at pet food express vs. a small boutique…and boutiques are gret places to shop for gifts and uniques pet stuff not carried by the larger stores

    I’m a volunteer at Berkeley Humane, and this store is incredibly generous to helping homeless pets. It is a classy store, because it represents all that Berkeley is about (giving back, green, local, holistic … etc etc)

     I would have been fine with Goodwill, and am sorry the negotiations with the property owner broke down. Pet Food Express will be fine too, and adds a variety to Solano that will bring folks in. They support local causes, and are no more a chain than Peets, Starbucks, and others. At least it’s not another Walgreens. BTW, only big businesses would be able to support that large a retail space. People are too critical!

    Pet Food Express is a great LOCAL company not a mega giant corp and they contribute significantly to rescue and pet community. I’m all for them drawing more pet shoppers to Solano. This is good.

    If you mean, literally, “appearance” –  maybe the zoning officer should give them friendly hell with an AUP condition to keep the signage tidy and the windows unblocked by posters, shelves, etc.   Yes, I think this should (ideally, along with the unicorns and rainbows) be the focus of all negative reaction to the project:  keep the sign tasteful and the windows with visibility into the store, or else. :-)

    If you mean business patterns:  Further south in the East Bay, that strip-mall pattern works very nicely.   You get a few anchors – say a chain grocery store and a chain pet store and a chain pharmacy/general store … and then you have local retailers doing “infill” in the smaller spaces, so to speak.    Decent low to midrange price restaurants coffee shops (or donut shops or similar) are common.   In some cases you find, nestled in there, some really good medium and lower-upper priced restaurants (the sort you find favorably reviewed in the paper).   You get gyms, random specialty shops of various kinds, way too many nail parlors, chain sandwhich shops etc.   In some cases you even get … wait for it … cinema.    (Come to think of it, the glory days of Solano must have resembled a strip mall.)

    I would think that the pattern could win hugely on Solano, especially with a pet store, because of the proximity to Kensington and because it is (roughly) “between” Kensington (and parts of Berkeley) and …. Monterey Market.

    Pet Food Express has been a wonderful addition to our downtown.  I work with a local rescue group and they are incredibly generous.  The staff are unfailingly kind and helpful. The store participates in community activities including at our local high school.  Give them a chance, you won’t be sorry! You won’t find a better partner for the pet loving community in your area.

    I’m happy Pet Food Express is coming to Solano. It’s one of the most responsible pet supply stores around, supporting pet adoption and interacting with the community. Also has deep roots in the Bay Area. Don’t know if anyone remembers Uncle Ralphs stereo in Berkeley, but one of the PFE owners started that co.

     I love Pet Food Express.  They are committed to quality and really care about the animals and the people who own them.  For example, they only sell pet food that they give to their own animals.  And you gotta love that “buy 3 get a 4th free” program they have for food.  I don’t normally shop in “chain stores” but these folks are not the typical “chain company”.

    It didn’t appear to be a result of the merchants or their association. The Goodwill operators clearly stated they could not reach an agreement with the landlord and the location lacked some essential aspects (perhaps a loading dock?) for their type of business.

    You’re right, however I can’t help but think that the neighboring businesses expressing outrage about the idea of Goodwill opening a store there didn’t impact their decision at least a tiny bit.

    I bet some of the users of the Berkeleyside Flickr pool would be more than happy to shoot photographs of things for you to use if you made a list of requests. They could probably create pools of photos of different hot topic items (BHS, Solano Ave, West Berkeley, Telegraph, Berkeley BART stations, BPD, etc) so that you could have multiple sort of stock-photo-style images to pull from when you have stories like this.

    You should think about putting together a list of image requests and seeing if the Berkeleyside readers can come up with some content for you.

    And now people will explain why it isn’t a feasible idea. But I live within walking distance of the top of Solano and — like many others who completed Laurie Capitelli’s survery and made suggestions for businesses we need — there are a number of businesses I would support regularly.  One is most definitely a hardware store.  Second is a breakfast/lunch restaurant.  It’s crazy that we don’t have a sit-down cafe/restaurant for breakfast, something along the lines of FatApples, Bette’s Oceanview Diner, etc.  The nearest breakfast spot is in Albany (hmmmm, wonder why?) and that’s not a realistic “walking distance.”  I understand that it’s pricey to convert a non-restaurant space into a restaurant space and a risk for the owner (if they’re underwriting the cost). But hopefully with the restaurant quota suspension, this might become a reality.

    Cafe Del Sol was da bomb!  It got replaced by the hoity doity chain Pharmaca, a “Delaware Corporation” partly funded by TeaParty Governor Rick Perry of Florida, so Pet Food Express is pretty great by comparison.
