One of Berkeley’s largest sales tax generators won a significant victory Thursday night when the city’s zoning board granted use permits to Berkeley Honda to open in the former Any Mountain shop on Shattuck Avenue.
The fight may not be over, however, as neighbors who oppose the project say they may appeal the decision to the Berkeley City Council. Many of those neighbors made their opposition clear Thursday night, with nearly 40 of them testifying during public comment before the city’s Zoning Adjustments Board.
Still others who came to speak against the permits reportedly left due to the lateness of the hour. Public testimony did not begin until 10:30 p.m., and the vote did not take place until 1:25 a.m.
Speakers said they support Berkeley Honda and its workers, but don’t think it’s the right location for auto repairs. Until recent years, that type of use was not allowed in their neighborhood, they have said. The Adeline Corridor is also undergoing a public planning process, and neighbors have said that process should have a chance to conclude before significant decisions are made that will impact the neighborhood’s future.

Property owner Glenn Yasuda had appealed that decision. He has been trying to work out a deal with Berkeley Honda to let the company move in. The business had to leave its old location due to construction. Many Berkeley Honda employees attended last week’s meeting to ask council to overturn the LPC vote.
Many neighborhood residents also came to the March 15 council meeting to urge officials to uphold the LPC decision. Many said they don’t mind if Berkeley Honda moves in and didn’t think the LPC designation should stop Honda from forging ahead. The Berkeley City Council voted this week to review a decision by the city’s Landmarks Preservation Commission to protect the former Any Mountain and Berkeley Bowl location, where Berkeley Honda hopes to one day open, as a structure of merit.
Council voted unanimously Tuesday night to bring the decision to a public hearing “at the earliest possible date.” (Councilman Max Anderson was absent due to illness.) City staff said that hearing may happen March 8, but has not been finalized. Earlier this month, property owner Glenn Yasuda also filed an appeal of the Landmarks Preservation Commission (LPC) decision.
Honda hopes to open a new full-service dealership at 2777 Shattuck, between Ward and Stuart streets, and is currently operating out of two temporary locations, at 2627 Shattuck and 1500 San Pablo Ave. Initially, the company hoped to move to 1500 San Pablo but “lost that site to a multi-national developer,” according to project documents.

The LPC voted Dec. 3 to grant one type of landmark status to the building in response to a petition and application filed by “at least fifty City residents,” according to Tuesday’s staff report. The LPC deemed the building a “structure of merit” for two reasons: as a notable example of “streamline moderne” architecture, and “for its historical significance to the City and neighborhood within the context of indoor recreation.” … Continue reading »
Representatives of Berkeley Honda told the Berkeley City Council earlier this week that its future in the city may be in jeopardy, particularly in light of a new petition filed last week to landmark the building Honda hopes to one day occupy.
Last November, Berkeley Honda left its longtime location at 2627 Shattuck Ave. to make way for a large mixed-use development called Parker Place set to be built in the neighborhood. After struggling since 2008 to find an appropriate new location, it came to an agreement with the property owner of 2777 Shattuck, two blocks away, after Any Mountain requested an early termination of its lease there.
It has been difficult to find a site due to state laws that prohibit dealerships from operating within 10 miles of existing similar-brand dealers. According to Matt Beinke, who owns Berkeley Honda with his brother Tim and other family members, the company was unable to secure sites in northwest or southwest Berkeley due to the proximity of competitors in El Cerrito and Oakland. This left them with just a 1-mile radius around their former South Berkeley location to explore, Beinke said.
Any Mountain closed in May. Since June, Berkeley Honda says it has been paying “tens of thousands of dollars” in rent each month at 2777 Shattuck, but has not yet moved into the space, pending city approval. It has instead been operating out of two temporary locations, at 2627 Shattuck and 1500 San Pablo Ave. Initially, Berkeley Honda hoped to move to 1500 San Pablo but “lost that site to a multi-national developer,” according to project documents.

More than 50 residents of the LeConte neighborhood turned up for a meeting Wednesday night to hear about Berkeley Honda’s plans to move into the historic Shattuck Avenue building now housing Any Mountain.
While numerous people at the raucous – and sometimes unruly – meeting said they support the family-owned Berkeley Honda, they said it should not move to its proposed location at 2777 Shattuck Ave. between Stuart and Ward streets.
Neighbors expressed concern about too many cars, congestion, the safety of children walking to Willard Middle School and Le Conte Elementary School, and how the presence of a service garage could bring down property values. … Continue reading »
Berkeley Honda, which was displaced from its home at 2600 Shattuck Ave. in November, is making plans to move down the street into the building now occupied by Any Mountain, at 2777 Shattuck. Any Mountain has yet to find a new location in the city.
If Berkeley approves the auto dealership’s application, it would end a seven-year odyssey for one of Berkeley’s largest generators of sales tax. The dealership learned in 2008 that it had to leave its home of 40 years on Shattuck Avenue to make way for a mixed-use development called Parker Place. The dealership attempted to move to other locales in Berkeley, only to see them fall through. It is now renting temporary space at 2627 Shattuck Ave.

After lying vacant for years, work has begun on a controversial, five-story, 98-unit mixed-use housing development on a lot at the southeast corner of San Pablo and Ashby avenues.

Parker Place, a 155-unit development at Shattuck and Parker, won City Council approval last night after a long development tussle.
The project had originally been approved by both the Zoning Adjustments Board and the council in 2010, but a procedural error led to a lawsuit. It returned to the council last November, was the subject of a ZAB public hearing in December, and came back to the council for final approval last night.
Despite the approval, the developers expect opponents to pursue a lawsuit to delay or stop the project. Any suit would need to be filed within 30 days of formal notice of the project’s approval.
The project calls for two five-story mixed-use buildings at 2658 and 2660 Shattuck (both sides of Parker on Shattuck) and a three-story residential building at 2037 Parker. In addition to the 155 dwelling units, there is nearly 23,000 sq ft of commercial space on the ground floor. … Continue reading »
