A new 69-unit building, with 7,240 square feet of commercial space on the ground floor, has been approved by the city’s zoning board for construction on Addison Street.
The six-story 60-foot-tall building is the latest development by property owner Avi Nevo, who has developed numerous projects in Berkeley over the last 17 years, including Telegraph Gardens across from Whole Foods.

An attempt by a group of South Berkeley neighbors to halt, or at least delay, the arrival of a Starbucks at 3001 Telegraph Ave. (at the intersection with Ashby) stumbled last week when the city’s Zoning Adjustments Board denied its appeal.
The Bateman Neighborhood Association and Jim Smith, of Dana Street, had collected 1,500 signatures on a petition presented, along with an appeal, to ZAB in late March for the new coffee shop, which is planning to go into the new Telegraph Gardens development. The appeal focuses on concerns about traffic congestion and what are seen as unfair waivers given to Starbucks regarding the provision of parking spaces. The community is also worried about what the presence of a Starbucks will mean in terms of competition to the independently owned Mokka coffee shop two blocks away at 3075 Telegraph.
Last Thursday night, in a close 5-4 vote, the board rejected the appeal by neighbors who questioned the permits granted to the project for extended operating hours and an exception for required parking spots. City staff said it’s common to grant parking exceptions when certain criteria are met — such as ample parking nearby and when the business aims to be “neighborhood-serving” and increase pedestrian activity. Update, 03.19.13: Regarding the parking situation in the area, Starbucks is providing four off-street parking spaces inside the building at 3001 Telegraph. As reported in the story below, the city waived a further three that would normally have been required given the size of the space Starbucks is leasing. Avi Nevo, the owner of the building, told Berkeleyside he believes the new building and the coffee shop will create a “vibrant and lively,” pedestrian-focused area within a few months. “I have built eight or nine projects for Berkeley in the past ten years and we always aim to create villages in each one,” he said.
Original story: Starbucks looks set to move into the corner space at 3001 Telegraph Avenue at Ashby, in the newly built Telegraph Gardens mixed-use apartment building, prompting the owner of a nearby independent coffee shop to express concern about the impact a branch of the Seattle-based chain will have on his business.

The view from the L-shaped deck off the penthouse apartment at 2055 Center St. is spectacular. One side looks west toward San Francisco Bay and the Golden Gate Bridge. Another side offers a sweeping vista of Berkeley’s downtown and hills.

Construction is under way at the corner of Telegraph and Ashby Avenues to build a five-story, mixed-use building which will house 38 residential units, community areas and 4,000 sq ft of street-facing retail space.
